We will assess the overall condition and operation of your boiler, to include the following:
Observe heating cycle for proper operation
Test draft (or vent exhaust, if so equipped) (Why?)

Check temperature & pressure fluctuations during cycle (Why?)
Check incoming gas pressure (Why?)
Check gas manifold pressure & adjust as needed (Why?)

Assess function of tridicator gauge
Assess condition of air eliminator (if so equipped)
Assess condition of safety relief valve
Assess condition of backflow prevention device
Assess configuration of supply & return manifolds
Assess condition of all shutoff valves and near-boiler piping
Check operation of temperature controls/control boards
Adjust controls as needed for proper operation
Clean gas firing tubes (if accessible)
Clean gas firing chamber (if accessible)
Clean gas accessible gas vent piping
– Identify components that are failing
– Identify components close to the end of their serviceable life
– Identify conditions that may present a danger
– Prevent failures by maintaining proper adjustments & parameters
– Prolong life of the boiler and connected components via proper maintenance
Most of our gas boiler service check & cleaning service is related to checking and testing the boiler components, including the gas valve, zone relays, zone controllers, circulators, flow control valves, safety devices, operating pressures and temperatures and general condition of the near-boiler piping and components as well as general operation during the cycle sequences.
Minus the small element of cleaning in our gas boiler cleaning/check included in this service, all the other elements of our testing and assessment are the same for oil boilers. This means that it is all relevant to oil boilers (with the exception of the cleaning).
Cleaning of gas boilers is a much simpler process than that for oil boilers, which involves soot removal and combustion testing/adjustments to the oil components. These should all be done by a licensed oil burner technician, something we no longer do (insurance costs dictate a significant volume of oil-related work to perform oil system cleanings).
Having said all that, we are happy to extend the same price point for oil boiler checkups as we do for gas boilers. We’ll check and test all the same components, minus the oil combustion tests and oil cleaning.
The service we provide for gas furnaces differs quite a bit from our boiler service. On a gas furnace, our testing and adjustments are typically limited to the gas piping, gas valve and burners in the appliance, as well as the gas combustion venting system.
When servicing furnaces, we do not typically do any of the following:
– replacement of air filters
– testing and adjustment of blower fans & motors
– air balancing
– any work related to condensers or air conditioning
Simple adjustments and minor repairs are included. Examples of minor repairs include loose wires, tightening of leaking fittings (when possible), re-mounting existing hangers that have come loose, freeing up frozen valves (when possible). Replacement of malfunctioning components that cannot be repaired, leaking pipes, correcting mis-configured near-boiler piping, etc. are examples of repairs that must be quoted separately upon assessment.
It’s not a gimmick (really!), it’s just logistics. As our schedule fills into the coming weeks, we have small blocks of time in between commitments that remain open. We can either rely on the phone to ring at just the right moment to fill each one of those blocks of time, or we can try to fill them in advance.
